What is home watch?
Home Watch is a visual check of a home or property
looking for obvious issues. An unoccupied home invites potential problems such as water damage, rodents, mold, and so much more! Van Sant Home Watch visits and checks primary and secondary residences, condos, townhouses, and mobile homes for the purpose of making sure that “all is well.” Our home watch software is specifically designed for the home watch industry and customizes a report for every visit. We inform you of any irregularities noted and, if needed, coordinate solutions as instructed. This is why it is important to hire a Certified Home Watch Professional.

Home Watch Services
Van Sant Home Watch will make scheduled visits to your home and a digital report will be generated after every visit. If any irregularities are noted you will be contacted immediately and if needed, coordinate solutions as instructed. Unexpected things can and do happen. Small things can become big things. Unfortunately, if an issue arises and you are unable to prove that a credible, responsible representative has checked your property with proof positive records, your insurance may not cover your claim.
Our home watch service provides a comprehensive checklist that ensures a complete look at the interior and exterior of your home. Temperature and humidity readings are done at each visit. Our basic home watch services include, but are not limited to the following:

Concierge Services
Concierge services are designed to provide a wide range of personalized services that go beyond basic home watch. These services aim to make your life more convenient, efficient, and enjoyable by taking care of various tasks and errands on your behalf. Some examples include:

- Grocery, Dry Cleaning, Package Pick-up
- Receive deliveries (i.e. furniture, etc.)

Car Services
Research shows that you should drive your vehicle on a regular basis. Just idling your car does not properly charge the battery. Van Sant Home Watch offers a car drive service and will also do the following if requested:

A Keyholder Service offers a practical solution for situations where you require someone to hold your key securely and be available to meet others who need access to your property. The keyholder service maintains a secure process (kept in company safe) to ensure that your key remains safe and protected.
Geri-Lynn Van Sant, Owner & Home Watch Professional
Geri-Lynn and her husband, Don ("Buddy") chose to make Myrtle Beach their permanent residence several years ago after enjoying many vacations here. It's always special when a place holds such significance that it becomes a permanent home. She has quite a diverse and accomplished background. Her experience as a library and technology teacher for 27 years shows her dedication to education. Geri-Lynn further pursued her education and training as a Home Watch Professional through The Home Watch Academy Training Program. She believes that building a business on a strong foundation of education is crucial for professionals in any field.
Geri-Lynn's academic achievements include a B.A. from Monmouth University with a full academic and athletic scholarship, two master's degrees (one in education from Monmouth University and the other in library and information technology from Rutgers University), and many supervisory and administrative post-graduate certifications. All these achievements demonstrate her commitment to personal and professional growth. She also received Bronze & Silver Congressional Medals during her education for outstanding achievement in volunteerism, character development, and physical fitness.
Additionally, her involvement in professional organizations showcases her leadership skills and community engagement. She is a former Rotary Club President, Special Olympics coach and volunteer, and has also served on the boards of several county organizations. Overall, Geri-Lynn's experiences and qualifications make her a well-rounded and accomplished individual. She loves sports and has been an avid golfer for over 40 years!
Don "buddy" Van Sant, Home Watch Professional
Buddy's background and career path are quite impressive. In addition to being a graduate of "The Home Watch Academy Training Program", Buddy grew up the son of a contractor and worked in his father's contracting supply store. This provided him with valuable "hands-on" experience in the building industry from a young age. Buddy attended Rowan University as an Industrial Arts major and after college he started his professional journey at The New Jersey American Water Company. His licenses and certifications in Advanced Water & Waste Technology showcase his expertise in the field. After eight years with the water company, Buddy decided to venture out on his own and start his own sewer and drain business.
The success of his business led to its expansion into other areas including septic service, portable restrooms, roll-off containers, and trash services. The growth and diversification of his company demonstrates Buddy's entrepreneurial spirit and work ethic. In 2018, after three decades in business, the largest portable restroom company in the United States expressed interest in acquiring his company and he retired.
Given his extensive experience in dealing with broken pipes, flooded homes, and sewerage backups, Buddy understands the value of a home watch service. His background and dedication undoubtedly contribute to his success as a Home Watch Professional. He was also a volunteer fireman in his hometown for twenty years & has been an Elks' member for over forty years.
